A Welcome Letter from the Owners of Keauhou Gardens Units 12-201 and 5-203
Jaci and are live in southeast Michigan and are both employed as scientists. Jaci works
as a biologist for the federal government and I work for a large chemical company called
BASF Corporation. We purchased our first condo at the Kona Coast Resort in 2002, as
vacation home that we use for our frequent family vacations to the Big Island of Hawaii.
This lovely condo, unit 12-201, is also our future retirement home. In the meantime, our
Hawaiian home is available for rent as a luxury vacation rental condo.
We have been fortunate in that our guests have treated our home with care, as they would
their own home. All profits from our rental income have been used to make upgrades to
our unit. Our prior guests have noted the many improvements made over the years and we
now have the benefit of many repeat guests. These guests know that our unit will always
be extremely well maintained and that is what brings them back every year.
In February of 2010 we purchased a second condo at the Kona Coast Resort, unit 5-203, a
lovely top floor, 1-bedroom condo with great views of the Kona Country Club golf course.
This condo is being renovated in 2010 and will be available for the first time as a
vacation rental in January of 2011.
As required by Hawaii law, we contracted a professional management company, West Hawaii
Property Services (WHPS), to manage our property in our absence. WHPS manages over 100
vacation rental properties on the Big Island. They advertise separately from us and
achieve several bookings for our condo each year. Most bookings, however, result from
our personal advertisements in websites like www.vrbo.com and www.vacationrentals.com.
We created this website to help prospective vacationers decide whether to stay at our
condo during their next visit to the Big Island. There are many, many vacation rental
units available in the Kona and Keauhou area. We are familiar with many of these condos
and condo resorts. Some are good and some not so good. We believe that our units,
12-201 and 5-203, offer significant advantages over the vast majority of vacation rental
units in the Kona and Keauhou area. One purpose of this website is the make those
advantages clear to prospective guests.

Rates are very competitive, and will vary depending on the season, from about $145 to
$195 per night. We also offer discounts on "last minute" rentals and stays for more than
3 weeks. We do not grossly discount our unit just to increase the occupancy rate,
however. This is a strategy that some other owners use, but we believe that it results
in significant wear and tear on the property, along with significant maintenance issues
that guests will notice. We prefer having a better balance between occupancy rate and
maintaining the high quality standards that our guests have come to expect. We also
believe that offering vacation rental units at "bargain basement" prices to some guests
is very unfair to the other guests who may have paid full price when they reserved the
unit well in advance.


Rate Information: Unit 5-203 - Deluxe 1-Bd, 1-Bth, Top Floor unit with Golf Course and
Sunrise Views
Unit 5-203 was recently purchased and is currently unfurnished. This is a deluxe top
floor air conditioned unit with wonderful vaulted ceilings consisting of beautiful
tongue-and-groove pine wood planks over large wood beams. This unit has the same
state-of-the-art tri-zone air conditioning unit as in unit 12-201. Unit 5-203 offers
expansive views of the 16th fairway of the Kona Country Club golf course, as well as
stunning views of the sun rising over the hills each morning!
This unit will be renovated during 2010 with all new floor coverings, new furniture,
light fixtures and most new appliances. The furniture and decor will be of high quality
and look similar to that in unit 12-201. These renovations will cost about $40,000, and
will be completed in the fall of 2010. Our objective is to make this 1-bed unit a first
class luxury vacation rental unit that is nicer than just about every other 1-bed unit at
the Kona Coast Resort.
Since this unit has never been rented before, the rental rates for Unit 5-203 will be
very competitive in order to attract new guests. Standard rates will be lower than every
other comparably furnished 1-bed unit at the Kona Coast Resort and will vary depending on
the season, from about $125 to $145 per night. Low season rates will run from April to
mid-December while high season rates will run from mid-December to March. We will also
offer discounts on "last minute" rentals and stays for more than 3 weeks. This will be
an ideal rental condo for a couple or a party of three since the unit will include a
queen size sofa bed in addition to a California King bed. Guests will be able to enjoy
all the fantastic amenities of the Kona Coast Resort while staying in a beautiful, newly
furnished first class luxury unit at a rate equal to or lower than that of an average
vacation rental condo along Alii Drive.
We will officially begin taking bookings on Jan, 1, 2011. However, please contact us if
you would like to make reservations in 2010 for dates in 2011. Guest who reserve 2011
dates in 2010 will enjoy special low rates - lower than the already attractive rates
noted above. Please contact us for details. Note: No deposit will be required to
reserve dates in 2011!
